Preparing for The Real Estate Season
As we head into the busiest time of year for real estate, preparation is key for both buyers and sellers. Whether one is hoping to put their home on the market or to purchase a home in 2026, a little upfront planning can make a big difference in results and overall experience.
For Sellers: Set the stage early. In the Bozeman market, we’re seeing a greater gap between homes that are polished and turnkey versus those that need work. Decluttering and deep cleaning can have a big impact on sale. Once furniture and belongings have been significantly reduced, focus on finishing any projects that have been started, completing minor repairs, and possibly freshening interior paint. Starting major projects to sell a home is generally not recommended, but small updates to paint, fixtures, and finishing up to-do lists will almost always pay off.
Pricing a home to the market is critical. Buyers are coming to the market more informed than ever before, and homes priced well from the start generate stronger interest early on, and produce better outcomes for the seller. Watching the market for competition and understanding what those competitors are actually selling for, versus what they initially list for, is crucial. Many neighbors see an initial list price and assume the house sells for that. When a home comes on the market too high, it can take a series of price reductions before it eventually sells.
For Buyers: Get pre-approved, and start watching the market. Meeting with a lender early in the process can help avoid headaches later. A full pre-approval will make your offers stronger, and helps you move quickly when you find the right home. Starting the pre-approval process early can also help to find possible errors on credit reports, or identify what documents you need to round up. Many offers are written on weekends when lenders can be tough to reach. In the event there is strong interest, being pre-approved can set an offer apart and ensure the buyer is ready to act.
The pre-approval will also help buyers identify what price range they’ll be shopping in, and understand what their payment may look like. Once their budget is identified, it’s easier to keep an eye on the market and get educated on what that price can buy. The more homes a buyer has seen, both online and in person, the more confident they can feel in their purchase.
Spring and summer often bring more buyers to the market, as well as more inventory in the form of new home listings. Buyers and sellers who start early can put help to prepare themselves for success.
The 2026 year is starting off optimistically in the Bozeman real estate market. As usual, I have included the most recent sales numbers for Bozeman. In addition to these sales, there are currently 77 single family home sales pending in and around Bozeman. This is up slightly from this time last year, when 72 single family home sales were pending.
The included data reflects sales of homes in the greater Bozeman area, including Four Corners, Gallatin Gateway, Bridger Canyon, and within Bozeman city limits. The data includes home sales reported through the local Big Sky Country MLS, and does not include private party sales.
